Contract value: The renewal of the Bacton Low Rise estate is a key priority for the London Borough of Camden and is part of its Community Investment Programme agreed by the Council's cabinet in December 2010.The development area consists of two parts, the Bacton Low Rise Estate to the western side of Wellesley Road, Gospel Oak and the District Housing Office Site to the eastern side of Wellesley Road.The Bacton Low Rise Estate currently consists of 8 blocks of (mainly) 2 and 3 bedroom maisonettes accessed from a deck set above garages. The scope of necessary repair work is significant and has resulted in the development of a regeneration proposal for the estate.The Bacton Low Rise Estate contains 99 family sized homes 87 of which are occupied by tenants and 12 by leaseholders. This site is edged by Haverstock Road and Wellesley Road.The District Housing Office site incorporates the Gospel Oak District Housing Office and 16 commercial workshops. The mainline railway to St Pancras runs along the northern edge of this site and it is bounded by Vicars Road to the south.The overall site area for both the Bacton Low Rise Estate and the District Housing Office site is approximately 1.89 hectares.The strategy for the redevelopment of the two sites centres on the introduction of a new east to west route through the site to establish a thriving pedestrian area to connect Vicars Road back to Haverstock Road and beyondThe redevelopment will be carried out in three phases. Phase 1 will comprise the demolition of the existing District Housing Office and the commercial units on Vicars Road. This will provide a vacant site on which to construct the first new homes. After construction of this first phase, residents will be moved from the existing blocks into the new build accommodation. The vacated blocks will be demolished and form Phase 2 and the subsequent Phase 3 at the northern most end of the existing Bacton Low Rise estate.By utilising the street edges and maximising the site opportunities, a development strategy is produced which is predominantly 3, 4 and 5 storey in height with taller blocks on street corners. The blocks will be developed around public and private courtyard space.290 residential units are proposed to be developed. This will comprise 63 in Phase 1, 140 in Phase 2 and 87 in Phase 3.The phasing of construction will follow sequentially for each phase.104 social units, 176 private sale units and 10 affordable units are to be provided, together with 3 employment units, open space and public realm improvements.The development will be expected to achieve Code of Sustainable Homes Code Level 4.Estimated value excluding VAT: 50 000 000 GBP
