Contract value: Thames Valley Charitable Housing Association currently have contracts in place that are part of a programme of contract renewals.Thames Valley Charitable Housing Association has undertaken a review of their current practises and future needs regarding the need for Building Surveying services.The Building Surveying Consultancy is required to provide technical and operational support to TVCHA across it's operational area. The scope of services will include;— Completing an annual stock condition survey programme of up to 20 % of assets owned.— Complete stock condition surveys on newly developed properties prior to occupation.— Review and keep up to date a comprehensive stock condition survey procedures guide.— Provide a schedule of works to address any Category 1 hazards identified during stock condition surveys.— Carry out Health and Safety Risk Assessments of communal areas in line with programme.— Undertaking the role of Contract Administrator on Cyclical Programmes of work including to general rented, leasehold, mixed tenure and key worker homes.— Undertaking role of Contract Administrator on Planned Component Renewal Programmes to support the in-house team during busy periods.— Undertake the role of Construction, Design and Management Coordinator.— Carrying out site surveys, undertaking defect diagnosis and issue of survey reports.— Complete Energy Performance Certificates as instructed to void and occupied properties on an ad hoc basis.— Act as Party Wall Surveyor.— Undertake Property Options Appraisals to support the decision making process for property investment, reconfiguration, extension, regeneration, redevelopment and disposal opportunities.— Assist with the development and delivery of staff training.— Undertake audits as required in the Property & Asset Management Team including responsive repairs.— Preparing reports on disrepair.— Preparing reports on defects to support Latent Defect Claims.— Maintaining IT hardware and software to the required specification to maintain capability of completing stock condition survey programmes and transfer of data with TVCHA systems.— To install an IT interface with Thames Valley Housings Keystone Asset Management Database to allow for real time data transfer of information.— Provision of Clerk of Works Services on an ad hoc basis.Estimated value excluding VAT: 340 000 GBP
