Contract value: The construction will take the form of the following on a brownfield city centre site:— a three-storey block constructed as short-term supported accommodation for homeless persons, providing 20 Bedsits with en-suite shower facilities. Communal facilities will be provided at ground floor level, comprising kitchen, laundry, lounge and staff accommodation,— a six-storey block constructed to provide independent living in a secure environment for homeless persons. 20 flats are to be provided, varying in size and facilities from 1 to 4 bedrooms.The structure of both buildings will comprise of composite concrete floors along with a steel framed support structure on piled foundations. A variety of materials will be used to construct the external envelope, including natural granite, rendered blockwork, rainscreen façade cladding and zinc cladding. Most of the roofing will be metal decked, supported by lightweight steel purlins, insulated and covered with a single ply membrane.Both buildings are to be fully serviced with mechanical and electrical installations, including fire alarm and sprinkler protection systems which require on-site water storage tanks. Heating will be by means of panel radiators which will in turn be connected to the Council’s CHP (Combined Heat and Power) District Heating system.There are a number of elements within the structural, mechanical and electrical installations which are subject to Contractor Design, namely:— piling,— hot rolled steelwork connection details,— cold rolled lightweight structural support walling,— stairs and balustrading,— fire alarm system,— sprinkler installation,— lightning protection system,— fall arrest system.Site works comprise the formation of a new road access from West North Street along with internal footpaths and parking. There will be areas of soft landscaping enclosed by stone garden walling utilising recycled granite. A number of service compounds will be constructed to the rear of the site for refuse disposal and for the housing of plant for the new buildings. Sustainable urban drainage systems will be constructed and connected to the public drainage system.Estimated value excluding VAT: 4 750 000 GBP
