Demolition of Various Structures and Buildings former Whittingham Hospital Site, Goosenargh, Preston.

The Homes and Communities (HCA) is looking to appoint a contractor for the following works: Site preparation; services disconnection and protection; asbestos and other hazardous materials removal; followed by demolition of selected structures of the former hospital site. These are mostly 2-3 storey buildings of brick construction, although some ancillary structures are part of the works. Some structures are in a very poor state of repair. Other buildings are considered to be of heritage value and are to remain and must not be damaged under any circumstances, although asbestos and any other hazardous materials are to be removed. Weatherproofing and potentially making good works where adjoining buildings are removed will be required. Grubbing up of selected foundations, roads, pathways and utility ducts may also be required. Production of a Site Waste Management Plan must be carried out by the contractor before the works commences. Full and detailed consideration must be given to recover, recycle, reduce and prevent wastes. A minimum amount of waste disposal is mandatory, with zero wastes being removed off-site desirable. Materials not able to be recycled to beneficial purposes must be processed to relevant standards to enable subsequent reuse on the final residential development scheme. Any holes must be recorded and infilled adequately to prevent subsequent geotechnical issues. All services and utilities should be recorded and terminated appropriately Bat mitigation works may be required at the instruction and supervision of our Ecologist. Such works will be specified within the tender specification. Zero nuisance, health and safety, and environmental issues are mandatory. Full method statements and risk assessments must be produced and adhered to at all times. These will be assessed during the tender period and checked by consultants. Full welfare provisions must be made. The site must be left in a satisfactory manner. All works will be supervised by our appointed Engineering Consultant. A separate CDM co-ordinator has also been appointed. All works must be compliant with, and approved by, these consultants. Any instruction by these consultants must be followed without question as if they were the HCA. Full records must be provided in a Health and Safety File. A full scope of works will be presented to a shortlist of contractors to bid against.
