The Homes and Communities Agency (HCA) is seeking a Contractor to undertake holding action repair works to 32-34 George Leigh Street, Ancoats, Manchester to prevent further deterioration of the buildings. This is largely by providing a water tight envelope and removing dry rot from 32 George Leigh Street. The works are a combination of external and internal works and include but are not exclusively limited to the following: 32 George Leigh Street (Morning Star Hostel) a) Ensure/confirm services safe for works to be undertaken; b) Remove all loose items and rubbish; c) Remove all birds from roof space and clean pigeon guano; d) Remove rear fire escape down to ground floor including adjacent masonry wall; e) Strip out floor boards and rot affected joists to ground, 1st and 2nd floor. Full extent to be subject to a timber survey but largely to rear right hand side; f) Install scaffold tower to provide lateral restraint of the gable wall and provide access to the roof space. This tower is to remain in place following the completion of the works; g) Strip out any fruiting bodies, mycelium to all areas and spray with fungicidal spray; h) Remove slates and battens from roof. Replace rafters showing dry rot or extensive wet rot. Overlay roof with Oriented Strand Board (OSB) boarding and bituminous membrane (felt); and i) Replace rainwater goods, cast iron to front elevation and PVCu to rear elevation. Clear all existing guttering and downpipes. 34 George Leigh Street (St Michaelâ€™s School) a) Ensure/confirm services safe for works to be undertaken; b) Remove all loose items and rubbish; c) Isolated repairs to slate roof; and d) Replace rainwater goods where missing. Clear all existing guttering and downpipes. Works are required to be have commenced on site by week commencing 25th February 2013. All Tendering Contractors must be confident that they have the capacity to start the Contract within the required timescale. In undertaking the Works, the Contractor must be prepared to provide an assignable collateral warranty. This will be the standard warranty of the Homes and Communities Agency, a copy of which will be provided within the Invitation to Tender Document. Works are notifiable under CDM. A CDMC has been appointed by the Employer. The minimum level of Insurance cover needed for this contract is Â£10 million Employers Liability, Â£10 Million Public Liability and Â£2 Million Professional Indemnity Insurance.
