15476-2013: UK-Kingston upon Thames: Accommodation cleaning services

Kingston University has 4 x halls of residences with a total of approx 1644 bedrooms and approx 261 kitchens and common areas which need to be deep cleaned at the end of each academic year. The kitchens throughout a 40 week licensing period will have been surface cleaned only, by the student residents on a weekly basis.
The start date of the cleaning work will be normally around the 22nd of June each year depending on when the licence ends. Some sites may only have a 2/3 day window to turn their site around ready for conferencing.
A percentage of each site will need to be secondary cleaned at the end of the conferencing period which is usually the first/ second week of September. The number of Secondary cleans will depend on the number of rooms that have been reused since the last deep clean took place. All of this information will be given to the appointed contractor(s) approx 4 weeks before each yearly commencement date.
Because of the quick turnaround of Kingston University's accommodation, we may look to split the contract to ensure that the work can be carried out in the shortest time possible.

Contract value: Total quantity or scope: Kingston University has approximately 2359 bedrooms within its Halls of Residences and approximately 1644 bedrooms across 4 different sites are managed for the University by Kingston University Service Company limited (trading as KUSCO). All the accommodation is in the form of self catering flats, with between 3 to 10 bedrooms per flat, with a kitchen and either shared bathroom facilities or en-suite shower rooms.Each year the rooms are let under licence to KU students the majority for a period of 40 weeks from late September until late June. During the 12 week summer vacation, some of the vacant rooms are rented to commercial customers, some to students and some will be refurbished.Before any of the flats are used over the summer vacation, they are all deep cleaned and the carpets cleaned to remove the dirt, dust, grease and smells from the previous 40 weeks. At the end of the summer, those flats that have been rented out will need to have a secondary clean, and those flats that have been refurbished will also need to have a secondary clean after the builders have left.Time is of the essence at both the beginning of the summer and at the end to get the rooms ready for renting to commercial customers and then to ensure they are ready for the new intake of first year students the following September as there is no room for delays. Of equal importance is the standards and quality of the cleaning as, again, there is little time to rectify mistakes.KUSCO are looking to appoint 1, 2 or 3 different contractors to work with them to ensure that this important job is completed and invites contractors to tender for the work at Seething Wells, and/or Kingston Hill Halls, and/or Kingston Bridge House and Middle Mill (one contract).Estimated value excluding VAT: Range: between 400 000 and 600 000 GBP
