Contract value: This framework consists of external cladding and associated works to five low-rise and fifteen high-rise blocks of flats, situated in various areas throughout the City of Bristol, UK. Contractors within the Framework must have the capacity to provide designs, labour, plant, equipment (scaffold, hoists, etc) and all materials needed to carry out and complete the specified works. Contractors must also have the capacity to survey, specify, and carry out the maintenance and repair of cladding systems previously applied to blocks of flats. Such works may include wash-downs, remedial meshing, and/or the application of additional coatings, for a maximum two high-rise blocks per annum, subject to confirmation by the Council. There will be variations in the scope of works required at different sites, and the successful contractors must have the capacity and capability to successfully deliver a range of repairs, improvements and specialised construction operations, including: Repairs to concrete structures, frames, and concrete components; Structural repairs to external walls; Ground works; Wall tie replacements; Renewal of windows, panels, screens; Renewal of curtain walling; Encapsulation/removal of balconies; External Wall Insulation, including render and brick slip finishes; Metal fabrications, including window cills, walkway railings, balcony improvements; Fencing, landscaping, environmental improvements; Renewal of insulated roof coverings; Alterations to existing/renewal of ventilation systems; Enabling works, including electrical, plumbing, and heating works; Plastering, carpentry, tiling, decorating; Upgrading of lightning conductors and Compartmentation and fire-safety works. This list is indicative of the range of anticipated activities, and may be extended or amended as required by the requirements of individual blocks of flats. All buildings will remain occupied for the full duration of the works; therefore consideration must be given to minimising disturbance to residents during the period of any work. Tenant liaison and involvement will be integral to each stage of every project and the successful contractor will be expected to provide adequate resources to ensure that this is successfully achieved. Leasehold Regulations will apply to some of the building within this framework.Estimated value excluding VAT: Range: between 28 000 000 and 35 000 000 GBP
